A team is generally comprised of a senior agent who sits behind a desk or is constantly on vacation (often not even a broker, just an agent), that senior agent has a group of junior agents (aka new agents) to list properties, conduct open houses and private showings. The senior agent doesn't want to run around or work for that matter, that is why this structure exists.
Once there is a client interested, the junior agent reports to his/her senior agent. At this point you would think the senior agent would take over to negotiate and ensure due diligence is done. More often than not, this is not the case. The junior agent stays involved who may have the best intentions but certainty doesn't know enough to optimize your transaction.
Once an accepted offer is on the senior agent desk, the senior agent then steps in, takes the credit, most the commission, pays the junior agent a small commission plus up to half the commission to the house (the head broker). That is 3 people in 1 brokerage getting paid...insanity.
